Whether it’s your home, a business or a property you rent out; your electrical installation should always be covered by an in date Electrical Installation Condition Report (EICR).

It is legal reuirement that from 1st July 2020, rental properties in England have an in date Electrical Installation Condition Report before a new tenancy begins. For existing tenancies the deadline is 1st April 2021. The relevant date for determining when the new requirements apply is the date on which the tenancy is granted. A new tenancy is one that was granted on or after 1 June 2020.

What Is Inspected during an EICR ?

During an Electrical Installation Condition Report (EICR), the consumer unit (or Distribution Board), wiring and electrical accessories are carefully tested and inspected for faults, shortcoming or deviations away from the Wiring Standards. During our detailed test and assessment, the following will be inspected and tested:

  • The adequacy of the earthing and bonding.
  • Devices for protection against fire and electric shock.
  • Any damage or wear and tear that might affect the safety of the property’s inhabitants.
  • Identification of any damaged electrical fittings and accessories.
  • Identification of any exposed live wires that could cause a fire or injury.
